Wells Fargo Redevelopment
The City of Seguin has purchased the Wells Fargo property with the ultimate goal of selling the property to a qualified developer that will redevelop the site into the vision of the community.
A Unique Opportunity
The City of Seguin will be closing on the purchase of 101 East Nolte, or the current location of Wells Fargo in downtown Seguin. In 2023, Wells Fargo announced that the Seguin branch would be relocating to the 123 Bypass and would be putting their downtown Seguin location on the market.
Seeing this as an opportunity for the City to control its own destiny and ensure the property is a true asset for the community, City Council approved the purchase of the property and the partnership with TBA Douglas Architects to develop the development package.
“In a bold and I believe community changing decision, the City took the initiative and is purchasing this building,” said Mayor Donna Dodgen, “We deserve quality and nice things and this innovative approach will give us that in our downtown area. There are no more downtowns like ours being built, why not facilitate a dramatic change for our children’s children to enjoy!”
After spending over a year developing a new downtown master plan, where overwhelming the message was the need for more retail and restaurants, the City saw this as an unique opportunity to ensure the vision of more dining and retail came to fruition.
The goal of the City is to purchase the property, create a vision for the future development of the site, set rules and guidelines for the site that will encourage that vision, and release a request for proposal to the developer community. Based on the responses to the RFP, the City Council will select a qualified developer to begin working with and negotiate the sale of the property to that developer. The City does not intend to be the long-term property owner of the site.
To ensure that the property is developed into the community’s vision, the public is invited to three public meetings. Each meeting will build off the previous meeting and have a different subject. All meetings will start at 6:00 p.m. at the Seguin Public Library’s Community Meeting Room.
